The North Carolina Arboretum is currently seeking a housekeeper/custodian. Nestled in the Southern Appalachian Mountains just south of Asheville, The North Carolina Arboretum offers acres of cultivated gardens and groomed trails featuring some of the most beautiful, botanically-diverse plants in the region.

The housekeeper/custodian works as part of the Facilities division. The Facilities unit of The North Carolina Arboretum is responsible for the maintenance and upkeep of the 424-acre campus to meet the needs of employees and visitors. The duties of the unit include both strategic planning and day-to-day operations with particular emphasis on buildings and premises. Facilities is responsible for building and basic grounds maintenance, cleaning, vending, health and safety, and set up and break down of event space management

The hiring salary will be $31,200 and include benefits associated with the State of North Carolina and University of North Carolina system.

Duties & Responsibilities 

Description of Work

This position's duties and responsibilities are divided into three primary categories, (1) general cleaning services, (2) recycling, and (3) event and meeting setup. The percentage of time required for each category fluctuates seasonally according the number and complexity of functions and events. Generally, cleaning services comprise 70% of this position’s time and event and meeting setup fulfills 15% of the job. There are occasions that require these percentages to change and the position must be flexible and manage time well in order to ensure that the buildings are well maintained and event/meeting needs are met.

General cleaning services
This position is primarily responsible for cleaning and setups in the Visitor Education Center, as well as providing periodic floor services and backup cleaning support at the Greenhouse Facility, the gray trailer, the Public Safety/Capital Construction building and the Gatehouse. The nature of an attraction requires the cleanliness of its facilities to be exceptional. A guest's perception of the Arboretum is certainly influenced by our appearance. This position must:

*Empty trash receptacles in public areas and offices
*Sweep, mop, and vacuum all floor surfaces
*Strip and refinish floors
*Keep porches and terraces clean
*Maintain restrooms in excellent condition
*Replenish paper supplies and soap as needed
*Clean-up of plant preparation areas (for displays or shows)
*Clean windows, walls, woodwork, light fixtures and doors
*All vacuums, buffers and motorized equipment will be maintained daily. Any problems with equipment will be reported as soon as possible to supervisor or maintenance mechanic.
*Inventory cleaning supplies and equipment, store them in an organized manner, order and restock needed supplies with direction from supervisor.
*Follow all safety rules established by OSHA and TNCA.

Recycling

The recycling program was implemented in 1999 and includes paper products, plastic bottles and aluminum cans. This position ensures recycle bins are available in all offices, are labeled and kept clean. Weekly, or as needed, the General Utility Worker collects all recyclable materials, ensures they are separated correctly and properly packaged, and delivers them to the appropriate agency. This position also maintains the recycling area in a neat, orderly manner and delivers the recyclables to a collection sites.

Event and Room Setups, Maintenance

The Arboretum hosts a wide variety of classes, lectures, meetings and special events. These events may involve hundreds of visitors. For classes, lectures and meetings, weekly function sheets are provided that detail room setup requirements for each meeting. This position works under the direction of the Building and Environmental Supervisor to ensure room set-ups for all pre-planned groups are in place before the groups arrive and also assists to accommodate any last minute changes requested by a group upon its arrival. Duties include setting up furniture for events and setup and maintenance of all the necessary audio-visual equipment. Other duties include lifting, moving boxes, rearranging furniture, shipping and receiving.

Education and Experience 

Some knowledge of cleaning procedures, ability to follow instructions and to perform medium to heavy physical work; or an equivalent combination of
training and experience.

Technical Knowledge:

Extreme accuracy is required in this work due to the inherent dangers of working with cleaning chemicals and solvents. Extreme care in the use of complex, high-speed equipment is necessary to ensure safety to the employee and to the public. Room set-ups require a high degree of accuracy. Each function must be planned for and completed before the group arrives. There is a high consequence of error in this position. Injury to the employee or to a guest and damage to Arboretum facilities may result if this position does not use extreme caution with cleaning products. Improper room or equipment setup may result in a negative impression of the Arboretum by guests.

Initial training and instruction in the performance of duties, operation of machinery and use of chemicals is given to the employee by Supervisor. When fully trained, the employee is expected to work with only moderate instruction. Function sheets are distributed weekly to provide instruction for each function’s cleaning and food needs.

Communication:

Employee works from oral instruction and written directions. The employee is required to have the capability of performing the majority of tasks assigned with little supervision after being given directions and training in all areas of housekeeping and setup. The position sets its own work schedules, coordinates services directly with internal clients, maintains its supplies and materials, trains temporary housekeepers with oversight by the Supervisor, and documents standardized procedures for the position’s housekeeping, floor care and setup duties. The employee is required to attend weekly, or as needed, meetings with supervisor to review completeness of tasks and to prepare for the next week’s functions. In addition, employee has daily contact with Arboretum staff, volunteers and guests and has the responsibility to help create and maintain a favorable learning environment. Employee is expected to maintain a friendly, courteous and helpful attitude at all times.

Physical Capabilities:

A majority of this position requires physical effort, some examples include moving heavy objects, walking up and down stairs, bending to clean things low to the ground, lifting heavy coffee pots, reaching to clean high places, climbing ladders, pushing a mop or vacuum. Some Arboretum facilities have large rooms and require high endurance to mop or buff the entire space. Most of this position’s work is indoors with the exception of the verandah or outdoor events. This position would be expected to complete duties outside or on property as needed, when directed by supervisor. Employees working in the areas of cleaning and floor-finishing duties are exposed to potentially hazardous chemicals. Equipment and tools include: low and high speed buffers, vacuum cleaners, window washing tools, brooms, dust pans, dust mops, wet mops, brushes to clean restrooms, buffing and stripping pads and cleaning chemicals.

This position requires an intense awareness of the overall condition of the building and surrounding area as seen from the guest’s point of view. This general utility worker must also be aware of where guests are in the building to ensure safe operation of machines and equipment and to correctly utilize warning signs. He/she also must give attention to the scheduling of large groups and other peak times that increase traffic.

Safety Awareness:
Several duties require attention for the safety of others: floor care, correct use of warning signs, sanitation of restrooms and spraying hazardous cleaning materials. Safety for the employee and the people around them must always be a top priority of this position. The safety of visitors, workers, and the environment is foremost in the mind of every person involved in Arboretum activities. All Arboretum employees are conscious of safety issues that might affect the well-being of our colleagues, volunteers and guests. Early training includes information about communication with the on-site public safety personnel. Staff is expected to stay alert and report anything hazardous. TNCA staff contact public safety for medical first-response and notifies appropriate personnel whenever a potentially dangerous situation is observed. Several horticulture staff receive further training from the US Forest Service on fire fighting and the Incident Command System. No one is allowed to operate equipment without training. This position will be well trained in applicable OSHA standards and the measures needed to protect the visiting public during maintenance operations.
